Dean Allen is the Managing Principal at Emerald Initiative and is also CEO and majority owner of McKinstry—a privately held Seattle headquartered engineering/contracting firm that employs over 2,000 people, does $700M in Revenue, and has over 20 offices in 12 states. Mr. Allen’s business and civic leadership in the Puget Sound and Pacific Northwest regions spanning over 40 years result in unique insights and close relationships with Emerald Initiative’s target tenants and partners.

Since 2011, Charlie has worked alongside McKinstry’s corporate and business unit leadership to drive change in the company’s development and operations. His project experiences span external affairs and community relations, sales and account management and forecasting, business unit planning and budgeting, and construction operations and accounting. Prior to joining Emerald Initiative, he partnered with McKinstry’s manufacturing, supply chain, and detailing leaders to tie cutting edge construction technology to core workflows, operating standards, and continuous improvement. Charlie graduated from Pomona College with a BA in public policy analysis.

Patrick developed numerous commercial real estate and alternative energy projects across a broad spectrum of segments (office, industrial, retail, multi-family, master-planned communities, wind, solar) in excess of 1M SF and $500M of value. Patrick has over two decades of diverse experience in project and corporate acquisitions/dispositions, finance, development, and entitlements. Patrick has a BA in Economics and Government from Claremont McKenna College where he enjoyed tutoring elementary students, arguing in Debate, and running Track and Cross-Country. Patrick is an outdoor enthusiast and can be found recreating on/in the water or on a bike or mountain with his family or friends on the weekends

Jason joined Emerald Initiative in 2023, having spent the last 17 years in various property management and leadership roles for companies in Spokane, WA.  He is excited to bring his unique set of skills to the team, which includes deep knowledge in the areas of facilities management, client relations, value enhancement, organization, and leadership.  Jason earned a Masters degree from the University of Montana and holds the Certified Property Manager (CPM ®) designation from the Institute of Real Estate Management (IREM®), as well as holding a position on IREM’s Board of Directors for 2024-2025.  He is also a licensed Real Estate Broker in Washington State.  In his spare time, he enjoys reading, gaming, the outdoors, and spending time with friends and family. 

Paul brings to the Emerald team a solid background of construction experience spanning 28 years working in general construction project management.  His experience with large commercial, higher education, multi-family, healthcare and high-tech projects brings construction management to all stages of our development projects. Paul is the boots on the ground connection with our construction partners helping to execute our projects on time and on budget.  

Haley joined Emerald Initiative in 2020 and brings several years of experience in property management. She has facilitated operations on over 1.5M SF of property including Class A office space in Seattle and campuses in Bellevue. Haley manages the South Landing campus and her continued efforts help us achieve net-zero operations at the Catalyst Building. Haley graduated from University of Montana with a BA in Political Science. 

Deborah brings to Emerald over a decade of experience in real estate development and a proven ability to deliver complex projects.  She has led the development of over 1M SF of industrial and commercial property, including several highly specialized build-to-suit projects.  Deborah has been committed to sustainability throughout her career in real estate and has been a team member on multiple net-zero energy office buildings.  She also has a broad interest in the intersection of technology and the built environment.  Deborah holds a BS from Brown University in Environmental Science and an MBA from Stanford University.

Bill Teplicky has developed and managed McKinstry’s real estate portfolio for more than 20 years.  With several decades as a member of McKinstry’s executive team, Bill’s extensive experience in accounting, management, negotiation, mergers and acquisitions, information technology, enterprise resource planning, real estate development, and corporate development has proven instrumental to the company’s success.  Bill is responsible for outside investments and other leadership functions.  Bill earned his Bachelor of Arts in accounting from the University of Washington. He serves as Executive Vice President for McKinstry Co., LLC and McKinstry Essention, LLC.
